Business Bay Dubai: Ambitious Vision Facing Real Challenges
Business Bay is a massive project under construction in the heart of Dubai, United Arab Emirates, embodying a grand ambition to transform the city into a global business hub. The project features a towering collection of skyscrapers located in an area where Dubai Creek has been dredged and expanded, situated directly south of the Downtown Dubai area. Business Bay is expected to contain over 240 buildings, ranging from commercial to residential projects. The infrastructure for Business Bay was completed in 2008, and the entire project was expected to be completed between 2012 and 2015, but reality has shown a delay in this ambitious timeline.
Business Bay is part of the vision of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE, Minister of Defence, and Ruler of Dubai, and aims to create a new "city" within the city of Dubai, and build a commercial and residential cluster along a new extension of Dubai Creek, extending from Ras Al Khor to Sheikh Zayed Road. The project covers an area of 64,000,000 square feet (5,900,000 square meters) and consists of office and residential towers set amidst landscaped gardens and a network of roads, walkways, and canals.
Development:
The entire project covers an area of 46,900,000 square feet (4,360,000 square meters), with a total leasable area of 78,500,000 square feet (7,290,000 square meters). The expected population of the entire project is more than 191,000 people, and the number of employees and others is estimated at 110,000, bringing the total population to more than 300,000. Commercial development constitutes 2,653,244 square feet (246,494.4 square meters), representing 18.5 percent of the entire project; mixed-use development constitutes 8,520,368 square feet (791,568.1 square meters) (59.4 percent); and residential development will cover 3,163,628 square feet (293,910.7 square meters) (22.1 percent). The estimated cost of the project was AED 110 billion (US$30 billion).
Bay Square:
Bay Square is a single-use community within Business Bay. The entire project will be a pedestrian-only zone, and will feature walkways over canals. The project will cover an area of more than 2,400,000 square feet (220,000 square meters) and will be located 1 km (0.62 miles) from Sheikh Zayed Road within Business Bay. Upon completion, it will feature canals, docks, restaurants, cafes, and retail stores. It will have 1,600,000 square feet (150,000 square meters) of office space; Bay Square will host many small and medium-sized enterprises. When Bay Square is complete, there will be approximately 575 offices with an average size of 2,000 square feet (190 square meters). Bay Square was expected to be completed in 2010. The Executive Towers:
The Executive Towers in Business Bay consist of 12 towers, including residential, commercial, and office towers. They are the first buildings to be completed in Business Bay and are located near its entrance. A three-story podium connects all the towers as well as the nearby Vision Tower, which will be connected by a special passage.
